LAIC requirements

As the Local Agent in Charge (LAIC) becomes liable to the city for all Civil, Criminal and Administrative issues.  This is very much different than your property manager who handles leasing and collecting rent.

This position specifically appoints a person – not a corporation – who must answer to the City for any violations attached to your property.  The LAIC becomes liable for your property along with the property owner(s) and can be fined or even face jail time.

Items that must be complete prior to signing for LAIC

  • Valid lead certificate
  • Valid rental registration
  • Valid landlord insurance policy

Prior to engagement the LAIC will visit the property in person to determine any physical areas that must be attended to.  This can include but not limited to paint, windows, landscaping, mechanicals.  LAIC will provide a report to the landlord that outlines what must be completed prior to engagement.
